Manager, DC Development (AMERS)

Role overview

A development management role responsible for advancing new AI data center sites across the Americas from initial site control through due diligence, entitlements, permitting, and design to Final Investment Decision. The position owns a portfolio of projects end-to-end, coordinating external consultants and cross-functional workstreams, and is accountable for delivering shovel-ready, powered sites on schedule and within budget.

Responsibilities

- Manage assigned AI data center development projects from site control through diligence, entitlement, permitting, utility coordination, and preconstruction design. - Build and maintain development plans, schedules, and budgets with a focus on speed-to-power and speed-to-market, escalating risks and key decisions to senior leadership. - Direct external consultants, engineers, and design partners, and coordinate workstreams across Energy and Power, Design, Preconstruction, and Sales. - Develop entitlement and permitting strategies covering zoning, platting, hearings, and land-use counsel, and execute site due diligence across title, survey, geotechnical, environmental, zoning, and utility studies. - Support land acquisition and site-control transactions including purchases, options, and ground leases, partnering with legal and external advisors. - Track project milestones, costs, and risks, and contribute to standardizing development playbooks and reporting. - Mentor associates and analysts while building relationships with landowners, developers, brokers, utilities, and local authorities.

Requirements

- Bachelor's degree in Real Estate, Engineering, Construction Management, Finance, or a related discipline, or equivalent practical experience. - Three or more years of experience in data center, industrial, or large-load infrastructure development, ideally across North America. - Demonstrated experience managing site due diligence, entitlements, permitting, and utility coordination on complex infrastructure projects. - Strong understanding of interconnection processes, on-site or behind-the-meter power strategies, and total development cost management. - Comfort representing projects in public hearings, utility meetings, and other external forums, and managing multiple consultants in parallel.

Nice to have

- Experience with AI or hyperscale-scale infrastructure development, including density, power, and cooling considerations specific to GPU clusters.

Benefits and work setup

Base salary range of $110,000 to $165,000 USD, with eligibility for bonus, equity, and additional programs, plus a benefits package that may include medical, dental, vision, flexible paid time off, parental leave, and retirement plan participation.
