Job details
About this role
Role overview
Serve as the primary driver of pricing conviction for institutional residential rental portfolios, translating complex market signals into high-stakes valuation strategies. This is not a back-office reporting position; the analyst owns outcomes end-to-end and serves as the final authority on pricing for an assigned book of assets. Success means balancing days-on-market velocity with partner yield by recommending prices backed by defensible analysis.
Responsibilities
- Synthesize automated valuation model outputs, market trends, and rehabilitation cost economics into clear, defensible pricing strategies for institutional partners - Run the Listing Price Review cadence independently, spotting underperformance early and deploying pricing corrections before listings stall - Identify recurring pricing patterns and surface insights that reduce repeat mistakes across the portfolio - Partner with brokerage, operations, and engineering teams to scale pricing intelligence, providing real-world edge cases and feedback loops that improve automated services - Anticipate regional market shifts and proactively adjust strategies across multiple markets to protect clearance and yield - Move beyond standard reporting by investigating the underlying drivers of pricing movement and translating findings into actionable recommendations
Requirements
- Three or more years of experience in real estate or finance - Background in residential real estate, ideally single-family rentals or REITs, with a record of closed deals where pricing accuracy drove the result - Ability to critically interpret automated valuation outputs and market signals, recognizing misleading comps and making high-conviction calls when data is incomplete - Analytical rigor to balance individual asset performance against portfolio-wide clearance and yield goals - Demonstrated bias for action, including independently running review cadences and correcting strategy on underperforming assets without waiting for direction - Strong stakeholder communication skills, with the ability to defend data-backed recommendations to skeptical audiences and build consensus around difficult calls - Proficiency with key housing metrics such as days on market, price-to-close ratios, and trend analysis, plus familiarity with AI-driven analytical tools - Experience extracting insights from large, multi-market datasets using visualization or advanced reporting tools
Nice to have
- Deep familiarity with the single-family rental asset class and how it differs from traditional retail residential real estate - Experience with yield metrics such as cap rates and internal rate of return, and an understanding of how pricing affects institutional fund performance - Ability to use Excel or internal tools to forecast outcomes across multiple pricing scenarios - Experience with data manipulation tools such as SQL, Python, or advanced Tableau or Power BI to automate reporting or conduct deep-dive portfolio analysis - Proven ability to build scalable reporting frameworks that turn raw data into executive-ready business intelligence
Benefits and work setup
The organization describes itself as an AI-native market intelligence platform focused on the single-family rental industry and notes a commitment to fair, open hiring practices with reasonable accommodations available throughout the recruitment process for candidates with disabilities or other protected needs. Specific compensation, benefits, or remote-work policies were not detailed in the source material.
